CF6 Lettings Ltd make it our business to look after tenants every step of the way.

From finding your ideal home, to making the moving in process as smooth as possible. And if you’re a tenant in one of our managed properties, we continue to support you, by ensuring that repairs and other administrative issues are taken care of with the minimum of hassle. We will deal with any complaints and concerns speedily and fairly, and protect your rent and deposit through the official schemes.

What our tenants can expect from us:

When you register with us we will match your requirements to relevant properties and accompany you on viewings.

Once you have found a property you wish to take we will explain the fees which will be applicable throughout the tenancy; once these have been clarified we will ask for an administration fee to secure the property.

We require photographic ID and proof of address from all applicants who take a tenancy through us.

Referencing will be undertaken, and your employer and previous landlord (where applicable) will be contacted and a Credit Search undertaken.

We will do the same for your guarantor.

Once satisfactory references have been obtained we will arrange to visit you in your current home to take you through the paper work, answer any questions and agree a move-in date.

The move-in monies consist of a month's rent and a security deposit - which is normally the equivalent to a month’s rent. This will need to be paid the day prior to your move in date.

A photographic Inventory will normally be provided, for you to agree on the condition of the property when you take over your tenancy. This will be important when you come to leave and negotiations are underway for the return of the deposit.

The deposit will be held in the Deposit Protection Scheme and will be protected under the rules of the Deposit Protection Scheme, of which we are members of.

We will require a Direct Debit to be completed for monthly rent payments.

We will write to gas, electricity, water and council (for council tax purposes) to tell them of the change of occupier; however it is your responsibility to set up accounts for gas and electricity and to inform us of your chosen supplier.

We recommend that you take out Contents Insurance for your belongings for the term of the tenancy.

You can report any repairs 24/7 via our website.

Our one off non refundable administration fee referred to earlier is £250.00 (NO VAT). This covers all of the above service and is not charged per person.

We do not believe in charging our tenants unfair fees which is why we do not charge for guarantors, renewal fees, check out charges or amendment fees. We would rather out tenants look after their rental home and make their rental payment in full and on time.
